If you have a ice dam problem here in Michigan and water leaking in your home or business you've come to the right place. Select Restoration has the technology needed to find the infiltration of water leaking into your home caused by the ice dam. Go to: Thermal Imaging. Ice dams can form dangerous icicles and cause water intrusion into homes and buildings everywhere. The ice dams form because melting snow and ice on a roof freeze when they reach the cold roof edge. The ice forms a barrier and melted water accumulates behind this ice dam. Pooled water behind the ice dam may leak into the building or residence, causing water damage, or ever climb over the ice-filled gutter, forming icicles. If you have water damage on the inside of your home from a ice dam go to our water damage page to find out more on drying out your home. Go to: Water Damage. WE can remove and replace wet materials damaged by the ice dams. Go To: Reconstruction

ice dam removal / roof snow Removal
We shovel roofs by hand from the ground, from ladders and from the roof itself depending on the demands of the job. We ask you how much of the roof you would like shoveled before work begins. This is based on what you would like to spend and how much of the roof actually needs shoveling. We respect that everyone has a budget these days.

Pricing an ice dam removal job is a tricky business. We typically do not do on-site estimates. Instead we rely on data we have gathered over the past 18 years in combination with a few answers provided by you about your home to give you a verbal estimate over the phone. Variables including the height of the work, the roof pitch and the volume of the ice to be removed all factor into how long it takes to steam an ice dam. When our crew arrives on site they will consult with you to determine which areas you would like them to focus on. From there it’s a matter of letting the steam doing the work. A general rule of thumb is that a good team can remove 7 to 15 feet of ice dam per hour once they get the equipment set up. Unfortunately, we can not make any promises about your ice removal time frame. We work as quickly as possible to get the job done.

What is an ice dam?
An ice dam is the ridge of ice that
forms at the edge of a roof which prevents melting
snow from draining as it should. The water that backs up
behind the ice dam can leak into the home and cause
damage to walls, floors, ceilings, insulation, and other areas.
What Causes Ice Dams?
Roof ice and ice dams result from the escape of heat into the
attic or roof space this heat builds up and eventually melts snow
on the roof, which, as described above runs to the cold edge
of the roof and forms an ice dam. Factors such as ventilation,
insulation, solar orientation, tree coverage, home architecture,
snow cover and weather conditions all interact to determine
ice dam activity on every home. Because no two houses are the same,
it is common to have neighboring homes on two ends of
the ice dam spectrum; one may have major leaking,
while the other is virtually unaffected.

In most situations properly ventilating the roof and ensuring adequate insulation in the attic areas will solve the ice back-up problems. MOST ICE DAM DAMAGE IS CAUSED BY IMPROPER VENTILATION AND INSULATION. Call today to get a free building inspection to see if your property is properly ventilated and insulated. Select Restoration can install a Heat Cable System which provides a continuous drain path for melted snow and ice from the roof to the gutter and out the downspout. Versatile, reliable and cost effective, these systems are the effective answer for roof and gutter de-icing applications.

Insulation Installer # 209003-
. Improperly insulated homes are just as bad as under insulated homes
when it comes to ice dams. We have fixed countless bad insulation
jobs for this reason. Specifically, we frequently find insulation done in
such a way as to inhibit proper ventilation. Moreover, if you don’t address
air leakage into the attic or rafter spaces,
all the insulation in the world won’t prevent ice dams.
